Vid Sertsya Budova is a Social impact project to build a safe, pedestrian, innovative, and inclusive community-oriented smart city near Kyiv with a well-developed social infrastructure.

Our goal is to create a self-sufficient human-centred space of low-rise housing (4 to 6 stories) that is affordable for people of different income levels and offers multiple opportunities to unlock their life potential, develop professional skill set.

●Built on 34 hectares (1 hectare = 2.5 acres) of land with an option to extend up to 108 hectares, the project will aim to house 15,000 people

●The project is designed to all Ukrainians, with special attention given to veterans, internally displaced persons (IDPs), and returning refugees

●Thirty percent of the housing units are specifically dedicated to providing affordable options for war-affected Ukrainians, promoting an inclusive living environment

The planned location of VSB is approximately 5 km from Kyiv in Bilohorodka, Bucha region. This place has historical and cultural value to Ukrainians. It was a legendary city-castle in Kievan Rus. Also, it was a significant economic and cultural center of Southern Rus.

The location for the project was partly selected due to it’s obvious advantages in terms of safety, logistics and infrastructure tie-ins to Kyiv.

The Vid Sertsya Budova project is based around a mixed-use development that integrates affordable housing, diverse commercial programming that stimulates local employment / business initiatives and leisure facilities such as parks, gardens, playgrounds.

●Through commitment to biodiversity and sustainable construction, we hope to redefine the Ukrainian built environment

●We are guided by the United Nations SDG’s and principles of the UN Habitation program

●Energy, water, food, and waste management systems are four key pillars of the project's infrastructure resilience

The territory is conditionally divided into thematic neighborhoods:

1st is the social neighborhood: school, kindergarten, shopping mall, clinic, park, theatre, rehabilitation center, mental health center, etc.

2nd is the sports neighborhood: a large training complex, stadium, tennis courts, swimming pool, etc.

3rd is creative neighborhood: an alley with craft shops and restaurants, a square with dry fountains.

4th is the technology neighborhood: coworking, incubator and accelerator for start-up projects, center for technology development

5th  is  the  professional  and  business  development  neighborhood:  own  production, agriculture, center for business and professional development
 

Our International team of collaborators, rooted in the mission to rebuild Ukraine, has already made good progress in shaping the vision of our new city.

●To date our project team has signed into a Memorandum of Understanding with the landowner, affirming our commitment to purchase the land at an agreed-upon price

●The local hromada (governance) has agreed to provide an additional 10 hectares of land for the construction of a park, which will be landscaped by us with the idea of further shared use by the city's residents and members of the local hromada.

●We have in place the project's concept and visuals.
●In collaboration with MIT, we have prepared a master plan for the project 

●We have drawn up a detailed financial model for the project.

●We are in the process of forming a consortium of partners.

The financial backbone of the project relies on the income and added value generated by the city's facilities and projects, along with territory rentals. 

●Thirty percent of the project focuses on the non-revenue-generating social components, including subsidized housing, a school, and a kindergarten, as well as underground and above-ground utilities.

●The remaining seventy percent emphasizes the socially impactful elements designed to generate income, such as economically justified housing, a multifunctional sports and events center, coworking spaces, shopping malls, and other commercial facilities.

●Anticipated annual ROI for investors stands at 5%, providing a sustainable financial return on contributions. It is expected that active resettlement of IDPs and refugees to the Kyiv region will raise market pricing bringing higher returns to investors.

●The overall project costing is based on an assessment of market conditions and current prices for materials and labor costs. Based on financial modeling we anticipate a cost of approximately $650 million.

The project is planned to be implemented in stages. The total project time frame is 7 years.

Our main objective at this stage is to raise USD 15 million, which will be used to acquire the plot, prepare project documentation, get utilities ready, and implement the first construction project on-site. We initially propose building a complex of three buildings with a total of 100 apartments.

The goal is to secure necessary funds by the first half of 2024 and initiate construction within the current year.
